Terms & Conditions

 Barn Owl Pods

 By making a booking with Barn Owl Pods, you agree to the following terms and conditions. Please read them carefully before  confirming your stay.

1. Bookings & Payment

​

• All bookings must be made by guests aged 18 or over.

• A 25% deposit will be taken at the time of booking.  For bookings made less than 14 days before arrival, full payment will be taken at the time of booking.

• Full payment is required 14 days prior to arrival unless otherwise agreed.

• Prices are per pod and include VAT (if applicable).

 

2. Cancellations & Amendments

​

• Cancellations made 14 days or more before arrival will receive a full refund (minus any non-refundable booking fees, if applicable).

• Cancellations made between 7 & 14  days before arrival will be charged 50% of the total booking.

• Cancellations made less than 7 days before arrival will be charged 75% of the total booking.

• In the event of a 'no show' no refund will be given

• Amendments to bookings are subject to availability and may incur an administration fee.

• In the unlikely event that Barn Owl Pods must cancel your booking, a full refund will be issued. We cannot accept liability for additional costs incurred.

 

3. Check-In & Check-Out

​

• Check-in is from 4pm on the day of arrival.

• Check-out is by 10am on the day of departure.

• Early check-in or late check-out may be available by prior arrangement and may incur an additional charge.  This must be arranged prior to arrival.

 

4. Maximum Occupancy

​

• Each pod has a maximum occupancy of 2 adults and 2 children, which must not be exceeded at any time.

• Only guests included on the booking are permitted to stay overnight.

 

5. Hot Tub Use

​

• Hot tubs are provided for guest enjoyment and must be used responsibly.

• Guests use the hot tub entirely at their own risk.

• Children must be supervised at all times.

• Guests must not use the hot tub under the influence of alcohol.

• Please follow all on-site safety guidance provided.

 

6. Behaviour & Noise

 

• Barn Owl Pods is a peaceful, rural retreat. Guests are asked to respect other guests, neighbours, and wildlife.

• Excessive noise, antisocial behaviour, or damage to property may result in guests being asked to leave without refund.

 

7. Damage & Loss

• Guests are responsible for the pod and its contents during their stay.

• Any damage, breakages, or excessive cleaning required may be charged to the lead guest.

• Barn Owl Pods accepts no responsibility for loss, theft, or damage to personal belongings.

 

8. Smoking & Vaping

 

• All pods are strictly non-smoking and non-vaping.

• Smoking is permitted only in outdoor areas.

• A cleaning charge will apply if evidence of smoking is found inside the pod.

 

9. Pets

​

• Pets are not permitted at Barn Owl Pods

​

10. Wi-Fi availability

​

• Complimentary Wi-Fi is provided for guests during their stay.

• Due to our rural location, we cannot guarantee uninterrupted or fault free Wi-Fi access at all times.

• Wi-Fi is provided for general use only and is not suitable for business-critical tasks, streaming or remote working

• No refunds or compensation will be offered for Wi-Fi outages or reduced speeds beyond our control.

11. Safety & Personal Liability

​

• Guests must take reasonable care for their own safety and the safety of others during their stay.

• Barn Owl Pods shall not be liable for injury, illness, or accidents unless caused by our negligence.

 

12. Force Majeure

​

• Barn Owl Pods cannot be held responsible for events beyond our control, including extreme weather, power outages, or other unforeseen circumstances that may affect your stay.

 

13. Website Information

​

• While we make every effort to ensure information on our website is accurate, errors or omissions may occur. We reserve the right to make changes without prior notice.

 

14. Governing Law

​

• These terms and conditions are governed by the laws of Scotland.
